September 7, 2024 Rooster giving the stamp of approval for new construction
The true test of stability for a rock wall.
Anytime you build something it is good to confirm that it is ready for long term use - rugged enough to withstand the stressors that may be placed on it. For a rock wall, what better stressor could I find than to send a six-year-old boy to clamber across it? I am happy to say that the top stones did not wobble.
Rooster and his dad were over for breakfast and he also got a chance to climb the ladder and look into the attic of the garage, as well as to pound some nails. He hadn't done that in awhile. Mitch re-wired the electrolyte bath so he can reverse-plate some auto parts for a buddy that does auto rebuilding.

The landscaping project has been fun and rewarding. I am finally getting around to doing something about the large plantation of Japanese Knotweed in the back. #Mesecina is one of the classics of brass band literature, it was used in some famous movies in the Former Yugoslavian Republic. At the rehearsal we played the backbeat parts over and over and finally added the trumpets and soprano sax. The new emphasis on backbeats brings ensemble play to a whole new level.

    Joe, I came across your channel from your letter to the NYT editor regarding the article about folks from away re-designing some place 2 hours north of Portland. Took some digging. I look forward to catching up with your rehab work. As you pointed out in your letter: lots of 'affordable housing' in Maine. Just not in South Portland. (BTW, there are some nice folks from the Hunt family buried in your cemetary, and quite a few families from the Thorndike / Liberty area migrated 2 hours north to my area around 150 years ago.)

      thank you for the kind words. I only just today saw them. I hope you enjoyed the other videos. I took the summer off from indoor renovation projects and only in Dec did I seriously resume. For me, this place is too much space. I really don't know what I will do with it all; I really only need about a studio's worth of space. For the present, I am at least covering up the sprayfoam (uncovered sprayfoam on the walls is a big no-no for code purposes) and installing actual light fixtures in the ceilings etc

      I have added subsequant videos. My summer work to redesign and regrade the lawn in that area was intended to prevent this form happening again. The town clerk did pass along to some other residents that I had free sand, and one guy in particular came to get some so I helped him shovel it into his pickup. At present, all the sand on the grass has been removed. I'm hoping this will have done the trick.

      thanks. This is "the town!" there are 740 people in Thorndike Maine, maybe a hundred live in the portion they call "the village." agriculture is the big thing here. Waldo County is in its own corner of the USA.

      we left the door to the outside open, after this. In the long run, we will take those black plastic bags full of old fiberglass insulation and spread them out in that space. The walls of the garage are already insulated. We are devoting some time to getting the garage up to full speed for use in actually repairing vehicles.

    My dad was my mentor on this, starting back in 1972, but then continuing when I renovated an 1860 farmhouse in Norridgewock, Maine. First thing he did? Bought me two books and told me to study like crazy. I still have the books, and I am brushing up on them, though I haven't done anything of this magnitude in years. It's all coming back to me, slowly. My son-in-law has a degree in electrical engineering and is a Renaissance Man of all trades. He advises me. He's also very tactful with a hilarious sense of humor. Most of all, he lends me his tools!

      And I should add, it's fun in it's own way. On the one hand, there is a logic to it. But also the working out of a puzzle. In a renovation you need to problem-solve within the Rules. That's when I go slowly, reread the books, watch a video, and get on the phone.

    Happy Fathers Day! Everything is looking awesome! Will you center the ceiling light fixture? I guess you can’t remove the portion of the old roof? Do you have to duck to get into the secret room? If you don’t have to duck, perhaps you can wall off the roof with the exception of an alcove for entry? Making the roof section off limits to mice or any other unwanted creature! But you would have to put a Time Capsule in there first! I do not have an eye for space or measurement (it so aggravates my husband) so my suggestion might be laughable! Thank you for sharing!

      yes, we will reposition the light; but since the ceiling does not face an exterior surface, it is not part of the area that will get the foam on July 5th, and therefore we have leisure time to choose when and how to accomplish this. I have removed some of the old roof but not all. I am addressing this in various ways. It's a lot of work! Yes, at present it is necessary to duck to enter this space. I have given some thought and discussed this with knowledgeable carpenter friends and we have a plan to make the entryway into normal height. Adding the patio door is something we may be able to do prior to July 5th but I am not sure. Evidently, mice do not like to eat through the foam, and this should keep their numbers in check. If you have been reading the blog, then you know that I have come across some spots where the mouse turds rained down very heavy. In those instances I have been grateful that I was wearing a helmet. All such reservoirs are now gone. Its smells a lot better too!

      I am the most satisfied when I see the fuel oil bill and the electric bill. They are under control. all the investment of time, money and energy to achieve energy efficiency is paying off, and sooner than I thought it would.

      Once the foaming is done, I know I will have an excellent "heat envelope." Now, if by good shape you are referring to my level of physical conditioning - be advised I have lost fifteen pounds since April 15th, strengthened my upper body, and doing better with my knees.     Thanks for sharing your work on this old house. My husband and I had to purchase a house and we ended up with a house built in 1880 and we are facing a nightmare with electrical (60 amp) and plumbing from the turn of the century (broken and leaked and we were not told) . We will have to tear everything out and rebuild,we hope to find some hidden gold coins in the wall,this would make it a lot easier to deal with the costs of the renovations. Our house also has the plaster and lathe and we are not looking forward to gutting the walls. We are slowly collecting free stuff from freecycle and the trash nothing sites ,I have collected 100 empty 40 kg bags of chicken feed bags and they will be used to put the plaster into,this will save us on purchasing heavy duty plastic garbage bags. We have also been collecting a new toilet and kitchen sink that people were giving away , yesterday I was able to score for free 6 gallons on paint and a painting ladder for our project. There are many people that are giving stuff away and I am determined to get as much as possible ( we ran out of money for renovations ). I will keep watching your progress to see how it goes.

      it turns out that these were more likely to have been bat droppings (I think the correct term is "guano.") I had a flurry of sightings of bats early this fall, they were the "New England Little Small Brown Bats" as opposed to the "New England Big Brown Bats." They haven't been back since I redoubled my efforts to seal up the cracks in this place. Hooray!

      You are welcome. Happy to bring you along on this journey! You are correct that any given house can become a money pit. So far, in this video, since I am demolishing the interior by myself, it costs me nothing other than my time. This phase is not for everyone, it's like being a miner who must return to the coal face every day. Also, I am living in the place while I renovate. Fortunate that there is a section that is relatively nice where I can pretend that I am leading a "normal" existence. I was able to pay cash for this place, using money I inherited from my parents. In my life I helped my dad build a house (summer of 1992) and a zillion other small projects. In 1982 He moved up to Maine for the summer when I started the renovation of a 1860 farmhouse in Norridgewock, which my wife and I sold in 1998. Then in Ellsworth I renovated a kitchen. For now, I also have a pot of cash to spend. The first two expenses will be a)state-of-the-art windows and b) foam insulation. For years I was in a "post-tool" phase after the divorce, spending my time with international travel instead. Then my daughter and her husband bought a couple of fixer-uppers in rural Maine and there I was again. The first of their houses required mainly cosmetic repairs, but the second was/is an 1830 post-and-beam Cape Cod farmhouse that had been vacant and foreclosed for three or four years. We gutted it, and they spent time updating the systems. Theirs is at a point where it is very nice. He tells me I can use whichever tools I may need at any given time. My garage here is more winterized than his garage, so in return I told him it is now "his" garage when he needs to do automotive ( he has an engineering degree and is more of a Renaissance Man in terms of trades and crafts, than I will ever hope to be). We'll work on the garage at some point later in spring, it's actually in good shape. I am storing much of the construction debris in the smaller outbuilding because it is wood-product based and will fine kindling for the woodstove in the garage next winter. Owning an insulated, heated garage with electric this is up to code, is a great excuse for having the guys over! Anyway, thank you for your comment and I hope you check in every now and again.
